COMMUNITY INVITED TO PLEASANT VIEW RETIREMENT COMMUNITY GROUNDBREAKING FOR HEALTHCARE CENTER

(MANHEIM. . . .AUGUST 2011) The mission has been set, the cottage has been moved.  All construction documents signed, sealed and delivered.  The fundraising, while still in process, has achieved a milestone of over $1million raised.  The Board of Directors Pleasant View Retirement Community stays on its mission to build a Healthcare Center and invites the community to attend the groundbreaking ceremony on Thursday, September 22, 2011 beginning at 9:30 a.m.

According to John Sentgeorge, Director of Development, The Board of Directors will be joined by local dignitaries, project architect RLPS, Wohlsen Construction, Fulton Bank, contributors, residents and staff to formally turn the first shovel for the $14.8 million project.

“Our mission has been and will remain to offer our residents a combination of independence and personal care,” said Sentgeorge.  “This Healthcare Center will enhance our facilities and keep us competitive with the evolving senior living environment as well as shifting to a new flexible model the industry calls resident-centered care.”

The Healthcare Center will provide groups of 16 to 18 residents living in a household setting with private bedrooms or private bedrooms with a shared bath. In addition there will be private consultation space for physicians and families and computerized medical records for easy and secure access.   The “just like home” setting includes a family room complete with a flat screen television, dining area, therapeutic spa tub, and on-site dietetic services. Other senior friendly qualities include; special lighting, individually controlled heating and air conditioning, and low set windows enabling residents to sit and see the panoramic view round out the plans.

The project is expected to be completed late in 2012.  The community is invited to bring cameras  to commemorate the event.

Questions & Answers

How many beds will there be in the new facility? And, how many Private Rooms vs. Private Room with a shared bath in new facility?

There will be 68 beds in the new Health Care facility – 20 private rooms and 48 private bedrooms with a shared bath.

Will total number of skilled healthcare beds stay at 133?

Yes, we are currently licensed for 133 and plan to remain at that number.

What is the plan for the existing Healthcare building?

The existing Healthcare building will not be torn down. Sixty-five residents will continue to live in that building.  Room distribution will be determined at a later date.

Where will the new Healthcare Center be located?

The building site will be situated on the area of lawn, duplex and parking lot south of the existing healthcare building and personal care dining room. This is on the bend of North Penryn Road and Cool Spring Road.

Explain the renovation of the existing bedrooms and will this include Rainbow Terrace?

We will redistribute beds and allow for more programming support space in the present building.  Rooms will be refreshed to the best of our financial ability at the time.  A majority of the rooms will be reorganized to accommodate private space. Rainbow Terrace will not be moved nor is it scheduled for renovations during this phase.

What is the square footage of new private rooms plus closet space?

Private Bedroom - 225 sq ft (includes closet) + 60 sq ft bath; Private Bedrooms with shared bath  - 150 sq ft (includes closet) + 60 sq ft shared bath + 65 sq ft shared entry foyer.

Will we still be using the neighborhood concept that we now use in the existing healthcare unit?

Yes and with the increased program space we will be able to enhance the programs offered both in activities and dining.

What is the difference between Healthcare and Nursing Home care? (Person First)

We have adopted the philosophy of “Resident Centered Care” where the wants and needs of the resident are a primary consideration, living in a home-like environment. We train the staff and other residents in the “Person First” approach and philosophy to support the model of care. “Nursing home care” is the old approach to the medical model of care and lacks the home-like environment.

Will staffing to resident ratio remain the same?

At present, PV maintains a higher ratio than the state mandates.  We staff for quality resident centered care. These requirements and guidelines will be followed in the new facility.

Will the new facility be connected to the existing facility?

The new facility will be connected to the existing healthcare building via a connecting, enclosed corridor at ground level.  As a result Red Oak Dr will be closed off at this point.

How much will the building project cost?

The cost of the construction is approximately $14.8 million. Through negotiation and because of the slow economy, contractors have reduced their bids resulting in reduced contract costs.  Mortgage interest will add additional expense but even that has been reduced for which we are very thankful.  Fulton Bank is the primary lender for this construction project.

What is the goal of the capital campaign and why is it important?

The financial goal for the campaign is $1.25 million. Think of it as a down payment similar to when one buys a house. It demonstrates commitment and good faith intent on the part of the community and Pleasant View to the financial institutions. Not only does the $1.25 million reduce the amount we need to borrow but it also impacts the interest rate and fees that we need to pay over the life of the loan.

Is $1.25 million a onetime goal?

The $1.25 million is our initial capital campaign goal for this Healthcare Center project. However, as we get further into the campaign we may decide to increase the goal.

When will the project be complete?

The project completion is projected for completion in the fall of 2012
